Tips to get the best price for your home:
1. Get rid of clutter...get a storage unit or use the attic/basement
2. Eliminate all dirt & odors. Kitchens and baths have to be pristine for
todays buyers.
3. Make sure shoes/laundry/garbage are out of sight for showings.
4. Open all windows to air out your home before showings
5. Paint the front door or replace it if necessary.
6. Make your backyard a useable, aesthetically pleasing space.
7. Change old vanities/mirrors, refinish the tub coating, replace shower
doors/curtains.
8. Clear off counters
9. Buy new towels for bathrooms that give that spa feeling.
10. Stain/paint and put new hardware on outdated kitchen cabinets.
11. Replace outdated counters
12. Pull furniture off the walls in your house to make the room look
larger.
13. Designate a definitive dining space...buyers want it.
14. Make sure all the window treatments are open for showings...bright
is the best!
15. Edge, mow, and fertilize the lawn. Reseed sparse areas.
16. Trim hedges, weed lawns and flower beds. Cut overgrown shrubbery.
17. Reseal cracks in the foundation, steps, walkways, walls and patios.
Power wash exterior.
18. Clean and align gutters and down spouts; clean chimney.
19. Remove oil stains from driveway and garage
20. Wash all the windows inside and out.
21. Hire a cleaning service to thoroughly clean the interior.
22. Paint the walls and ceilings off white, beige, or sand colors.
23. Repair cracks, holes and damage to plaster, wallpaper, paint and tiles.
24. Replace damaged windowpanes, woodwork and moldings.
25. Repair drippy faucets and shower heads. Unclog slow drains.
26. Shampoo carpets, scrub and wax linoleum or wood floors.
27. Clean out fireplace and lay some logs in it.
28. Mend torn screens. Clean out all window tracks
29. Replace burnt out light bulbs.
30. Re-nail creaking boards or stairs; lubricate squeaking doors.
31. Clean all appliances, especially refrigerator and oven.
32. Replace old toilet seats and shower curtains.
33. Wash all light switches, handrails and door knobs.
34. Buy scented oil plug ins (the same scent) and put a few on each level.
35. Do not be home for your showings...buyers get intimidated by sellers
and will spend less time in your home!
